2Tips4 2sDay - Showing Your Home To Sell your Home

This edition of 2Tips4-2sDay is focused on selling your home. This is the "digest" version of the original article, posted on PikeWaynePAblog.com, my outside blog.

Two areas often overlooked when selling a home: photography and ease of showing.

1. Choose a real estate agent skilled in photography. This can not be stressed enough.  Since more than 80%Sold Home in Wallenpaupack Lake Estates of home buyers use the Internet first when buying a home, the photos MUST be appealing.

A prime example of how pictures can sell the home is my most recent sale, a contemporary home in Wallenpaupack Lake Estates.

Here are the pictures I took to sell the home. I always take a minimum of 20 - 25 pictures. This home had been listed previously by two other agents; it expired unsold. The pictures used by the expired agents did nothing to interest buyers in this home...less than 10 photos were used; one was merely a simple tax map of the lot. The cute little breakfast nook by the huge window was not seen, the rear deck overlooking the back yard was overlooked.

 

And indeed - my buyers stated that they fell in love with the house while viewing it online at REALTOR.COM. (Not all listings on REALTOR.COM have the enhanced listing; many of them are Plain Jane listings with one main photo and that's it....)

2. Don't Make It Difficult To Show

There are a lot of homes on the market and an agent can drive buyers over 100 miles in one day of showings because homes are often spread far and wide. Please do not make it difficult for us to show your home.

  • Key in the Office - not a problem if your home is next door to the listing office. Electronic lockboxes are secure and make it easy for any agent to show your home. My buyers declined to look at a house last week since it would take too much time - we had to drive 30 mins. out of our way to get the key from the listing office; the home was another 20-25 minutes from there. There are plenty more homes to choose from with electronic lock boxes.
  • Ridiculous Requirements - I tried to schedule an appointment one day to show the property to my client the following day. I was then told that I had to give "a couple days" notice. Huh? We did end up seeing the property, but my buyer was not impressed with the hassle.
  • Tenant Issues. We came to one house and could not see the only bathroom, because the tenant locked her huge dogs in there. Oh, you want to see the master bedroom? Sorry, you can't, dad is sleeping in there.

Please, make it as easy as you can for buyers to view your property, if you actually want it sold. Try and get your tenants to cooperate.

Don't Fly That Flag! BURN IT!!!!!

flagThought that might get your attention. Over the weekend while out and about doing my real estate thing, I noticed a lot of American flags that were in absolutely disgusting condition.

Maybe people think it's better to fly a worn out, ripped flag than no flag at all, but they're wrong. It's very disrespectful to the Symbol of Our Country.

I wrote a post on this subject on my outside blog, PikeWaynePAblog.com This is the nutshell version (trying to avoid duplicate content issues here.) If anyone is interested in reading my entire article, click here.

Here is the essence of my post... 

 

  • Dispose of worn, torn, and faded flags in a proper manner - the flag code states "a dignified manner, preferably by burning." This does not mean to toss it in the campfire or put it in the burning barrel. Contact your local American Legion or Boy Scouts - they may have a regular ceremonial flag burning event specifically to dispose of retired flags.
  • Do not leave the flag out at night unless it is lit.
  • Do not leave the flag out in inclement weather unless it is designed for all weather use.
  • Do not display the flag improperly. If it is not hanging from a flag pole, the flag is to be displayed with the union (stars) in the upper left hand corner when facing it. Do not fasten the flag in such a way that it can be torn.  Do not pull it back like drapery...bunting is to be used for that purpose.

In my opinion, if you can't fly a bright, beautiful, and intact American Flag, don't fly one at all. Give the flag to the VFW and/or Boy Scouts and let them retire it in dignity. And if you're a flag hater and would like to disrespect the flag, please just burn it and get it over with.Flag Quote

How In Heck Can I Finance That? Guest Post by Jason Sardi

Well, it's before midnight so it's technically still today. I promised that Jason Sardi's post would be presented today, and here it is.

In the Lake Wallenpaupack region, Hawley, Honesdale and surrounding areas, there are a few mobile homes for sale. Sure, some of them are in questionable condition or in less than pretty locations, but others are actually nicely situated, are quite charming, and are very affordable. Double-wide mobile homes are quite similar to a traditional ranch home - not all mobile homes are icky little trailers in disrepair!

The concerns come with financing. While manufactured/mobile homes are considerably less expensive than a regular house (stick built or modular), they usually require more money than most buyers have at their immediate disposal, thus requiring a mortgage.

Jason Sardi is a Pennsylvania Mortgage Specialist, and I asked him about financing options for mobile homes. Here is Jason's response below.

 

 

 

 

 

"There Is Still Financing Available For Manufactured Homes!" or "How in The Heck Am I Going To Finance That?"

 

One of the very first loans I ever closed was on a Manufactured Home. I'll never forget that customer. He was a former applicant from somebody who had left our firm and I was calling to follow-up with him. Thus began a 30 minute tirade on his part that left my ears ringing louder than the phones around me. He used more expletives than a George Carlin rant. What was his major gripe? It was simple. NOBODY would help him refinance his property. His rate was in the double digits, yet his credit, equity position, job & housing history....along with his assets were impeccable. I could see his point. After 30 minutes, he calmed and asked if I could help. I said, "I'll sure try." I washed my ears out with soap and went to work. That was some 7 years ago and it was a wrestling match at the time, yet we got it done. Thus, the journey began...

I began doing some research into Manufactured Housing. Seemed that years back, lenders had a horrible time with defaulting loans on that type of property. States like Florida & Texas had a bunch of issues and between the defaults and the depreciation that the Property Type sometimes entails, lenders ran fast and far away from wanting to finance Manufactured Homes of any kind.

Manufactured Housing offers an affordable way for people to buy a home. And after seeing some of these homes, they are absolutely spacious & extremely nice. The price range I'm accustom to seeing and financing rests between $50,000 & $250.000. The last one I closed was late last month the borrower got a fixed rate of 6.875%....not too shabby for a property type that is deemed so very hard to finance.

Yet, there was and is a need. So, Manufactured Housing is alive and well and living at First Choice Equity Group Inc! It is just one of the many things we can do. Below are some of the guidelines and parameters...

 

- Borrower's Middle Credit Score must be at least 660 -

- Borrower must have 10% down, 5% of the down money must be their own funds. The other 5% can come in the form of a 'gift' from a relative.

- Allows for up to 6% Seller Assist with Closing Costs!

- Home must be on a permanent foundation and the land must be owned -

- Home must be 1976 or newer -

- The foundation itself is not held to FHA requirements, which tend to be extremely stringent. This is a very important difference that opens the doors of Financing even more to Borrowers. Instead, the foundation requirements are held to those of Local Building Requirements.-

- The acreage can't be more than 5 acres or they will not lend on it.- (Of note, we've had cases where the land has been sub-divided down to 5 acres.)

WILD CARD WEDNESDAY A DAY LATE

I really can explain.  I'm in the middle of four, possibly five properties under contract right now, and it's downright time consuming! I want to blog but my real estate is interfering! ;-)

I Challenge You!!!!!!!!!!!!!

flowersEveryone, I would encourage you all to take a little time this weekend to show kindness to a stranger, even if it takes you out of your way.

It is very satisfying to do something for someone else, without any expectation of compensation, doing it "just because."

Lots of people make fun of Mayberry and an Andy Griffith show mentality (oops, I guess I'm showing my age here...) but I'm here to tell you - most people will appreciate an unprovoked kindness. 

- Give a waitress an extra large tip, even if she was a terrible server.  Maybe she's care worn and feeling down-trodden and has no spirit to serve.  Maybe nasty customers have gotten the best of her.  Maybe you can brighten her day by leaving more than the standard tip, and put a note with it..."You're special.  Treat yourself".

- Stop by your dentist or doctor's office and give the secretaries something - these workers are the backbone of the office and deserve some kudos too.

- Help someone who obviously needs it.  Naturally use caution; listen to your instincts.

Don't Be Emotional - 2Tips4-2sday

2Tips4 2sDayWelcome another 2Tips4-2sday (Tuesday) post. Last week's tips included a cheap (but time consuming) cabinet makeover trick.

While specifically meant to encourage folks unfortunate enough to have cheesy melamine cabinets, the idea of freshening up cabinets with paint is a good one, especially when selling your home. Even real wood cabinets (oak, particularly) from the past are not immune from going out of style; now, the popular woods for cabinets include cherry, bamboo, and yes - painted white.

(Personal opinion: if you have a rustic home, with lovely knotty pine woodwork, I would not recommend painting your cabinets unless they clash with the flavor of the home.)

TIP ONE: LOSE THE EMOTIONS. We've become so used to our things, we do not realize how dated they really are. When you want to sell your home, detach yourself from the emotional bond with your home and see it as a commodity. Put away the majority of your "stuff" and view your cabinets, carpets, walls, and fixtures through the eyes of a buyer with no attachment to your decor and memories.

Buyers do not care that your mom and dad picked out that paneling and lovingly hung it, together...please, paint it! Or better yet, REMOVE and replace it with drywall. I can honestly say that never once groovy hippiehas a buyer said to me: "Oh WONDERFUL! I'm so GLAD this home has dark paneling on all the walls!" Not even in jest.

While some "retro" or "vintage" items are cool, most buyers will NOT be turned on by your decades-old stuff!

You want to appeal to the broadest base of buyers, if possible, unless you are certain some leftover love child will fall in love with those shaggy carpets and ancient appliances, telling their agent "Groovy, let's get it on, peace man..."

Go over your home with a critical eye. Invite a friend to critique. Then change what you can.

TIP TWO: IF YOU CAN'T CHANGE IT, FLAUNT IT. Replacing an entire bathroom may be out of the question.

Okay, so you got carried away in the country mauve fever of the 1980's and now you have a mauve garden tub with lovely floral wallpaper and brass fixtures. If you were particularly silly, you probably got a pink toilet too.

Or maybe it was country blue. Whatever. You're now stuck with a colored bathroom that is very dated. No money to replace the tub, toilet, and sinks... (hey, by the way a basic white toilet is only around $100-$150 at Home Depot. Nobody has ever said "That's just a basic toilet, I don't want it...." when looking at a home...)

What to do? Work around it. Get rid of the wall paper. Paint the walls a nice soothing, neutral color. Replace little things that have a big imact: a new medicine cabinet, replace the brass faucets with brushed nickel. Paint the vanity and add new hardware to the doors. It's amazing how less obnoxious that pink tub will look when the rest of the nostalgia is toned down.

Then play UP the color of the tub. Pick out towels and shower curtains (not from old outlets or thrift shops that will have stuff from 1982 set up as if it were brand-spanking new...) to complement the pink or blue tub and sink. Use MODERN accessories - get a trendy basket, roll up some thick towels, stick 'em inside....and display them proudly on the garden tub.

The above technique worked for an agent in my office. The sellers were unable to change the pink bath, so instead they celebrated the pink bath. And yes. They sold the house.

5 Places To Find Old Stuff - Friday Five

The end of another week - I can't believe it. Already I'm halfway through April (well, almost...) and I actually don't remember much about March. This edition of Karen's Friday Five is focused on "old stuff." I have picked five interesting places in Hawley to check out while you're here investigating all the attractive real estate opportunities (I could show you a Victorian home in nearby Honesdale that is just full of romance and charm.)

1.Penny Lane Candies & Candles FOR THE SWEET TOOTH: Penny Lane Candles & Candies. This nifty little place can be found on Church Street, Hawley PA. With an authentic Victorian look, this store makes you feel as if you've stepped back in time.

At Penny Lane you will find "nostalgic" candies like wax lips and Mary Janes, as well as an assortment of modern candy, gifts, and candles. Let the kids have their Sour Patch Kids candy; I wanna Sugar Daddy.

2. Timely Treasures Antiques HawleySOMETHING FOR YOUNG AND OLD at Timely Treasures , on Route 6 just outside of Hawley. My kids are always bugging me to come here, not because they're interested in antiques, knick-knacks, or even antique knick-knacks. They want me to bring them to Timely Treasures for one thing and one thing only: Webkinz.

Webkinz are not "old" but they are an interesting draw to an antiquey place like this. Normally my kids sigh or whine if I want to go antiquing. As long as we go to Timely Treasures, my kids will be happy, I suppose.

3.Hawley Antique Exchange FOR THE SUPER ENTHUSIAST - The Hawley Antique Exchange. This place is seemingly endless. There are several vendors with their wares enticingly awaiting you once you step inside the doors.

From dramatic displays of Depression Glass to old-fashioned sewing trinkets and old tools, there is a lot to see and you need to have a lot of time (this is best saved for after you purchase your vacation home and you need stuff to fill it up!)

There are several levels with numerous displays - the interior seems to stretch on forever. I could literally get lost in this place. Definitely worth a look-see if you're into antiques at all.

4.Miss Ellys Antiques OLD FASHIONED CHARM: Miss Elly's Antiques. Set up in a late nineteenth century period home, Miss Elly's Antiques is sure to tickle someone's fancy.

Though not as huge as the Hawley Antique Exchange, Miss Elly's offers a diverse collection of antiques, collectibles, and gifts from numerous vendors, spread throughout twelve rooms on two floors.

In addition to antiques, your taste buds will be tempted by the assortment of Gourmet Goodies and other samplings from the PA Dutch Country (and those folks know how to eat!).

Right in town on Church Street just up a few doors from Penny Lane Candles & Candies.

5.hawley pa LAST BUT NOT LEAST - The Hawley Public Library. Wrapping up this edition of Karen's Friday Five, the Hawley Public Library is a great place to go to get "old stuff" either to borrow, to admire, or to buy - they have a used book sale going on nearly all the time in the basement.

Upstairs on the main level you will find some interesting displays to look at - and there are a few local history books that you may look at.

Maybe you'd rather borrow a video or DVD - they have some old classics as well as newer ones for you to borrow for a week at a time. If you don't see a particular movie (or book for that matter) on the shelf, it may be available through inter-library loan.

Parked just outside the library is what lots of people call "The Caboose" but it's actually not a caboose - it is however, an old Gravity Railroad car. It's a lovely little library that is surprisingly robust for such a small town like Hawley.

The 80's Are Over & It's Time To Clean - 2Tips4 2sDay

I was swamped this week with paperwork, showings, presentations, homeschooling...oh my.

Tip #2 is more of a project than anything, but it will make your dated-but-not-quite-retro kitchen shine and look like new. The first tip is a link to a great article I found that I'd like to share.

1. SPRING INTO CLEANING WITH A SYSTEM

It's time to get your spring cleaning done, ESPECIALLY if your house is on the market. Buyers HATE dirty andRobins are Into Clean Nests dingy homes. They say "If they're going to be selling their home wouldn't you think they'd want to clean up?". I've heard this more than once, and secretly heave a sigh of relieve that MY home is not on the market.

SO SELLERS - what if you're like me, paralyzed by what you must accomplish? The answer is HAVING A SYSTEM. Set up a system and keep working the system (it takes faithfulness) and you can have your house "Spring Clean" clean every day in less than 20 minutes. 2. UPDATE UGLY MELAMINE CABINTES CHEAP

Usually, when you're in the "thick" of things trendy, you have no clue that what you adore today will one day become joke inspiring blog fodder. Take the 1980's for instance. I for one LOVED my puffy, feathered hair, even though it took me 45 minutes to get it right every morning. I loved my pastel sweaters with metallic threads (naturally with football player shoulder pads.) Bon Jovi had great style. I never would have thought my tapered-leg jeans with no back pockets (with two or three pairs of bunched up socks layered on the outside...finished off with cute little white tennis shoes adorned with friendship pins...) would be out of style.

ugly kitchen cabinetsHowever, there are some things that you see at the height of its fame, and you think "Wow, that is some kind of ugly!" and you wonder why, why, why, it's so popular.

That's how I always felt about melamine cabinets (Yes, even as a teenager in the 80's, I had a sense of home style and yep, I thought they were UGLY. I did think of things besides Knight Rider and Air Supply! ) Melamine cabinets should never have been invented, and must be obliterated from any home cursed with them. If you have melamine cabinets and love them, then please, move on. This blog is NOT for you and you should go back to crimping your hair, or maybe dig out that old banana clip.

Watching Designed To Sell, one of my favorite shows, I saw a nifty trick that made ugly, dated melamine cabinets look like slick, timeless, shaker-style cabinets - for a little sweat equity, some new hardware, putty, moldings, and paint. Unfortunately, I've spent the last ten hours searching for a video clip of that particular episode, but I can not find it. I did find lots of pictures of Bon Jovi, though.

BACK TO TOPIC: find this House and Home Message board, which has not one, but two different Melamine Makeovers mentioned and pictured in the thread. Since it was too late to contact the owners of the pictures to ask for permission to use them, I am just going to post a link to the thread.

The method - it's simple but not easy, if that makes sense. You have to put some work into it but it can bePretty Cabinets done cheaply, and you'll have a sleek new kitchen when you're done.

1. Scrub, degrease, clean, & rough up the melamine surface. (Use sandpaper to rough it up.)
2. Prepare 2 long and 2 short strips of molding for each door and drawer front. Prime.
3. Prime the cabinets.
4. Nail the trim to make a raised panel look. Use putty to fill in nail holes and to smooth over the seams. This will cover up that ugly oak colored strip that runs along the edges of many of these cabinets.
5. Paint, with a thin coat. Let dry, repeat.
6. Add modern hardware and you've got new looking cabinets for a fraction of the cost.

Now, if you're not particularly handy, (i.e., you've been accused of emulating Lucy and / or Ethel in the past) I suggest having someone who's good with this kind of stuff do it - Weekend Warriors, while enthusiastic, can create more havoc than they realize!

Currently, in Pike and Wayne County, there are about 100 new construction homes for sale on the Pike/Wayne MLS. These homes range in styles from low-slung ranches, to stately colonials and trendy chalet homes.

The Eagle Has Landed: Wild Card Wednesday

On Christmas morning, I saw a very large something swoop past the window - a gorgeous bald eagle! It landed on a tree and looked right at me as I quickly snapped the picture (how often does that happen - the camera was right there at the right time and the subject cooperated!) Cool huh?

The bald eagle has become more of a common site here in Pike County; conservation efforts have been successful in bringing our nation's symbol out of danger of extinction. However, since I'm a few miles from Lake Wallenpaupack, and several miles from the Lackawaxen River, I never expected to see one in my yard in Paupack!

Bald eagles have been seen near Lake Wallenpaupack (the osprey is a more common sight there, though) but the majority of the sightings have been along the Lackawaxen River in Kimbles, Rowland, & Lackawaxen (on the Towpath Road.)

Later that January, my kids and I counted over a dozen eagles roosted in trees by the Lackawaxen on The Towpath. I had never seen an eagle in the wild before this picture was taken. Eagle watching is a popular local pass time and hobby - here are some conservation programs that may be of interest:
